Ultimately, there are a few key steps we need to take when wanting to ensure your home sells quickly and for the most money possible.
First, we start by determining WHO you think your buyer is, coming up with a few buyer profiles for your home. We then build targeted marketing campaigns designed to reach and appeal to those buyers.
Next, we determine a realistic range for the market value of your home. Once we have determined that, PRICING STRATEGY is KEY in positioning your home for sale. You need to decide if you are going to push the market by pricing higher, price at what our best estimate as to what the MARKET VALUE IS of your home, or price on the lower end of your range, may be just under market value. Ultimately the market will determine the sales price of your home. If you price on the lower end of the market, you will capture more potential buyers, generate more interest and potentially get multiple offers.
Finally, it is important to remember that the goal is to get as many people as possible through your home–so accessibility to it is key! Make sure you home is always “show ready” that it is easy for us to access it in order to bring potential buyers!
