What is the best spent money when listing your home in order to maximize your return? As one of the top agents in the area, having sold in the 100s of Millions in property – I always tell my sellers, there are three areas where spending a little money in prepping your home will help maximize your return. The goal is to spend as little as possible in order to get as much as possible! In order to do this, you must first make a mental shift–your home is no longer your home–it is now a product!
- Number 1 is PAINT! Everyone loves a freshly painted house! It feels and smells clean and new. Remember that the goal is to appeal to as many people as possible, and very often our personal choices appeal to us, but don’t appeal universally. So paint, in my opinion, gives you the single largest bang for your buck! You can neutralize colors, and completely refresh your house!
- Number 2 is STAGING! It is proven that staged homes typically sell faster and for more money. Staging allows you to give your home a “designer feel” which will ultimately result in better imagery and therefore better marketing, appeal. It also helps create that mood and emotional reaction people have upon first walking into your home.
- Number 3 is DEEP CLEAN! Make your home sparkle, and have it cleaned at least every other week while buyers are coming in and out–this includes having the windows washed inside and out. Make sure you do this initially BEFORE you take the photos! Another great tip – take the screens OFF the windows and leave them off–it makes the house feel brighter and it will photograph better!
